Curated exclusively for our guests, the space is designed to be comfortable, stylish, and practical for short or longer-term stays. Perfect for up to 4 people looking to be in a thriving neighborhood and at the center of what makes Austin unique and memorable.
Space
Please note, all guests staying at a Portoro home are required to sign a rental agreement. You'll have the entire place to yourself. This charming, residentially-styled 2 bedroom, 2 bathroom is designed to make you feel right at home. Plush beds, a comfy couch, smart TVs, brand new appliances, and a BONUS basement workout room, office desk, and laundry are just a few shiny features offered. Enjoy the front porch for a morning cup of coffee on the cushioned bench or for socializing after a day of shopping on South Congress. NOTE: this is a fairly new property. The yard has not been completed yet. Also, it's an open property and doesn't have a fence. Sleeping arrangements include 2 private bedrooms, one with a king bed and the other a queen. 400 thread-count sheets and bedding will keep you cool or warm depending on the season. The newly remodeled kitchen includes a stovetop, oven, microwave, dishwasher, and smaller appliances. The space is well stocked with all the equipment and utensils you need to prepare a great meal. Sit at the high-top 4 person dining table for homecooked meals or when you have some of Austin’s favorite flavors delivered to your doorstep. The bungalow has a large bathroom and walk-in shower upstairs and another smaller bathroom with a stand-up shower on the basement level. Both are stocked with high-quality towels, toiletries, and essentials. The living room features a large screen smart TV with YouTube TV, and a sectional couch along with an assortment of board games. Ultra-fast internet keeps the bungalow connected so guests can work, stream, or surf from any location. Just outside the kitchen is our sunroom/mudroom that was enclosed to provide easy access to the bonus basement area downstairs. This lower-level area features a full standing desk set-up with a thunderbolt docking station and dual monitors, mouse, and keyboard for anyone needing to break away from the group to get some work done. Most unique to the bungalow is a dedicated workout area, also located in the basement. Keep up with your exercise routine using our provided mats, free weights, and a weight bench - all in the privacy of your own Austin short-term rental. NOTE: Stay Local Austin can connect you with some local fitness gurus for in-home classes too. Lastly, a full-size stacked washer and dryer with all the laundry essentials is also located downstairs. NOTE: We follow the CDC and Airbnb Recommended Cleaning Guidelines. You can rest assured this property has been completely sanitized prior to check-in. Also, please review the LONG TERM STAY - ADDITIONAL FEES section below. Stays over 29 days are waived from paying the State and Local Hotel Tax. However, there are additional fees we need to collect for damage coverage and housekeeping. LONG TERM STAY - ADDITIONAL FEES FOR STAYS OVER 29 days. In compliance with our policies for long term stays, we need to collect a few additional fees from you before guaranteeing this reservation. Please see below and reply here with any questions. Your guest ambassador will reply shortly and be available to assist you where needed. Additional Cleaning Fee: We do require additional cleaning fees for guests staying longer than 3 weeks. Your Guest Ambassador will coordinate the cleaning schedule for a minimum of once every 2 weeks. You can request cleanings more frequently if desired. Additional cleaning charges will be sent using a payment request or resolution request, immediately following the cleaning.
Guest Access
We offer self-check-in. Portoro uses smart locks. •We cannot guarantee early check-ins or late checkouts in advance. If the house happens to be ready earlier than our standard 4 pm check-in time on the day of your arrival, we, in most cases will allow an early check-in. For a reliable alternative with guaranteed check-in or check-out timing, it's recommended to book the night before or after your scheduled arrival or departure.
Getting Around
Walk to South First or South Congress respectively. So much of what you will need during your stay is a stone's throw away. Austin offers plenty of transportation options. Ridesharing, micro-mobility, and mass transit are available everywhere. The airport is just 15 minutes away.
Others Things to Note
The sun/mudroom steps that lead to the basement are uneven. Please use the handrails at all times. Currently, the large yard area is slated for a beautification process so, we recommend guests only use the area during nice weather and at their own risk. It’s Good to Note: - Pets are allowed at this home at a rate of $150 per pet (2 max, up to 50 lbs). If undisclosed pets are brought into the home without Portoro’s approval, there will be a cleaning charge of $500. Owner must pick up after dogs - no exceptions. - You must be 25 years or older to book this property. - Please note that our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request. Disclaimers: - No smoking in or outside of this home. Subject to a $300 fine. - Occupancy and noise limits are strongly enforced. Subject to fines that can reach up to $10,000 per violation. - IDs and security deposits when applicable will be requested after booking - We have the right to report and prosecute all Credit Card Fraud Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 30 days or longer or reservations that require a security deposit.

**VERY IMPORTANT - All Guests must comply with our house rules. Not doing so will require loss of deposit and possible eviction. 1. Maximum Overnight Occupancy is 4 people. Please make sure you enter the proper number of guests that will be staying in the home when booking. 2. We love our neighbors! Quiet hours are from 10 PM - 8 AM daily. No outside noise after 10:00PM 3. No Smoking. 4. Except for families with children, ALL guests must be at least 25 years of age with photo ID proof of age for each guest. 5. Third Party Bookings require additional details and approval from Portoro before booking. 6. Small Gatherings and events with non-overnight guests require pre-approval, deposit, and additional contract. 7. Guest CHECK OUT considerations will be sent the day before departure. 8. Guests are expected to follow ALL check-out instructions as listed in the House Manual, including notifying the host at the time of departure. 9. To ensure your safety and proper access to the home and all of our guest features, ALL guests are required to read the house manual upon arrival, notify Portoro with any questions. Known damages incurred during your stay (Stains and spills on linens, furniture, rugs) must be reported to the property manager immediately. Only artificial candles are allowed. No burning of natural candles inside or outside of the home. Closets and cabinets labeled as “Owner Use Only” are off-limits to guests. Please be respectful and never take items from these areas. Evidence of damage to the home will result in an additional cleaning fee of $250, plus the cost of damages to the home. Reservations made during Festivals and Conferences are non-refundable, i.e., SXSW, ACL, F-1, etc. We cannot guarantee early check-ins or late checkouts in advance. If the house happens to be ready earlier than our standard 4pm check-in time on the day of your arrival, we will message you and let you know once it's ready. Late checkouts are almost never possible. On the rare occasion that it is possible to check in early or checkout late, there will be a fee for anything outside of a one-hour window within our standard times. If your need for an early check-in or late checkout is great, your best option is to book the night prior to or after your arrival/departure.

Excellent location just minutes from downtown and walkable to a lot of south side restaurants and shops. The only minor (very minor) issue is occasionally having to hunt for on-street parking, but never more than a half block away. Wonderful stay.PS The shower in the upstairs bath is amazing.
