Space
Please note, all guests staying at a Portoro home are required to sign a rental agreement. The home features a peaceful, luxurious living space with all upscale amenities both inside and outdoors. Both the front and back yards are fully fenced in with an electric gate entrance. Parking for up to 3 cars on the driveway. Warm, inviting and spacious, guests will feel relaxed and inspired by the well-appointed rooms, with furnishings and decor by Studio Kendrick. The large, open concept living area is perfect for lounging and entertaining, with a large-screen TV, Sonos surround sound, a gourmet kitchen, breakfast bar and formal dining table. Be prepared to create culinary delights in this chef’s kitchen equipped with pristine granite countertops and a full suite of high-end, built-in Kitchen-Aid appliances. A Kitchen-Aid mixer, food processor, large toaster oven, and a host of other small appliances are available for use. The expansive backyard features a sparkling pool and spa, covered patio, refrigerator, ample seating, and built-in outdoor grill. NOTE: Pool heating is available during the months of October - April and requires an additional fee. Please read section "Other things to note" for heating fees. The front entrance is accessible from the large courtyard and covered front porch. This area is fully fenced in and provides guests with more sectional loungers, a gas fueled fire pit and landscape lighting. The backyard is also fully fenced in with a large covered patio, porch, refrigerator, and Lynx built-in grill. SunSetter awnings, colorful landscaping, and cozy outdoor furniture complement the loungers and spectacular pool and 6-person spa. There is also a ceiling-mount TV just above the outdoor kitchen. Retreat to one of the 4 bedrooms or to the flex/media room for a restful sleep. Bedrooms and bathrooms are as follows: Downstairs: - Master with ensuite bathroom spa tub, walk-in shower, and french doors that open to backyard spa and pool - Guest room #1 with 2 double beds - Guest room #2 with a queen bed - Full bathroom with combination shower/tub Upstairs: - Dedicated office space with wireless printer, monitor and ergonomic chair - Wet bar and mini fridge - Guest room #3 with 2 twin beds - A spacious flex room/media room with 2 sofas, work desk and 78” smart TV. We offer self-check-in. Portoro uses smart locks. •We cannot guarantee early check-ins or late checkouts in advance. If the house happens to be ready earlier than our standard 4 pm check-in time on the day of your arrival, we, in most cases will allow an early check-in. For a reliable alternative with guaranteed check-in or check-out timing, it's recommended to book the night before or after your scheduled arrival or departure.
Getting Around
Austin offers plenty of transportation options. Ridesharing, micro-mobility, and mass transit are available everywhere. The airport is just 20 minutes away by car. Bus stop just outside the door - Hop on (Bus 5) and go downtown (every 20 minutes) or Take Bus 803 North (5 minute walk) to the Domain Shopping District and the Q2 Austin FC Soccer Stadium. The Austin MetroRail (Crestview station) is just an 8 min drive away, located at 6920 N Lamar Blvd. Austin, TX 78752. MetroRail's 32-mile route is designed to take you to and from your destination, connecting downtown to North Austin to Leander. Whether you are commuting to work downtown, headed to UT or moving between any of the nine stations on the line, MetroRail is the comfortable, reliable way to get where you're going. Directions: NW corner of Woodrow & North, 1 block South of N. Loop. From Mopac: turn right on Hancock/North Loop, another right on Woodrow, destination on right. From I-35: Turn right on 45th st, turn right on Burnet Road, right on Woodrow, destination is on left.
Others Things to Note
Prior to check-in, we will send you detailed directions to ensure a seamless arrival. Pool Heating Fees (Available October - April): --NOTE: The hot tub heating is complimentary and does not require additional fees. --For guests wanting to enjoy the pool during winter months, we do charge a fee of $75 per night. -- The pool and hot tub can not be heated simultaneously. --How to pay fees: Portoro will send guests an invoice or resolution requests (depending on the booking channel) and heating fees must be paid in advance of guests check-in. Parking for 3 cars in the driveway, and plenty of curbside parking in front of the house. HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas require all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6% and the city requires 11%. YOU ARE HELPING: A portion of the city hotel tax helps support Austin's musicians and related businesses. **VERY IMPORTANT - All Guests must comply with our house rules. Not doing so will require loss of deposit and possible eviction. 1. Maximum Overnight Occupancy is 10 people. Please make sure you enter the proper number of guests that will be staying in the home when booking. 2. We love our neighbors! Quiet hours are from 10 PM - 8 AM daily. No outside noise after 10:00PM 3. No Smoking. 4. Pets are not allowed. 5. Except for families with children, ALL guests must be at least 25 years of age with photo ID proof of age for each guest. 6. Third Party Bookings require additional details and approval from Portoro before booking. 7. Small Gatherings and events with non-overnight guests require pre-approval, deposit, and additional contract. 8. Guest CHECK OUT considerations will be sent the day before departure. 9. Guests are expected to follow ALL check-out instructions as listed in the House Manual, including notifying the host at the time of departure. 10. To ensure your safety and proper access to the home and all of our guest features, ALL guests are required to read the house manual upon arrival, notify Portoro with any questions. Known damages incurred during your stay (Stains and spills on linens, furniture, rugs) must be reported to the property manager immediately. Only artificial candles are allowed. No burning of natural candles inside or outside of the home. Closets and cabinets labeled as “Owner Use Only” are off-limits to guests. Please be respectful and never take items from these areas. Evidence of damage to the home will result in an additional cleaning fee of $250, plus the cost of damages to the home. Reservations made during Festivals and Conferences are non-refundable, i.e., SXSW, ACL, F-1, etc. We cannot guarantee early check-ins or late checkouts in advance. If the house happens to be ready earlier than our standard 4pm check-in time on the day of your arrival, we will message you and let you know once it's ready. Late checkouts are almost never possible. On the rare occasion that it is possible to check in early or checkout late, there will be a fee for anything outside of a one-hour window within our standard times. Fun Away from the Crowd Great property with comfy beds and plenty of linens and kitchen supplies. It was a short drive from downtown so nice to be in a more quiet area. The bathroom outlets weren’t working on arrival but we eventually figured out they were connected to the second floor reset button and they worked thereafter. Great outdoor space and peaceful in a nice neighborhood. Would definitely stay again.

Neighborhood
Situated in Central Austin on the edge of desirable Brentwood and Rosedale neighborhoods, guests have close proximity to the Capitol, the downtown area, and The University of Texas at Austin, as well as easy access to the main thoroughfares of our beautiful city. The neighborhood is bordered by 38th Street to the south, Shoal Creek to the west, North Loop / Hancock Drive to the north, and Lamar Boulevard to the east. Ramsey Park, with its swimming pool, tennis courts, playgrounds, and picnic areas, is located in the heart of the neighborhood. The park offers a swimming pool (open during the summer months), tennis courts, a toddler playground as well as a regular playground, a basketball court, a baseball diamond, and picnic areas with barbecue facilities.
