Private, light-filled studio in Central Austin - perfect for a quiet retreat to work or explore the city. The studio comfortably accommodates two people with a queen bed, kitchen, bathroom, washer/dryer, wi-fi, private entrance, and outdoor deck. Situated in the popular Hyde Park area, with easy access by car or bus to downtown for SXSW, Austin City Limits, University of Texas Football, and other Austin favorites! Many favorite eateries, bars and shops are within short walking distance.
Space
Please note, all guests staying at a Portoro home are required to sign a rental agreement. The studio includes a queen bed, kitchen, bathroom, and sitting area. Guests can come and go through the private entrance and enjoy an outdoor balcony during their stay. The kitchen offers a full fridge with freezer, small 4-burner electric stove with oven, microwave, coffee maker, washer/dryer, and complimentary coffee & tea. 14 solar panels are installed to off-set consumption for environmentally-minded guests. Wi-fi is provided for optimal streaming on the Roku or working remotely. A new mini-split air conditioning unit provides excellent heating + cooling throughout. are waived from paying the State and Local Hotel Tax. However, there are additional fees we need to collect for damage coverage and housekeeping. LONG TERM STAY - ADDITIONAL FEES FOR STAYS OVER 29 days. In compliance with our policies for long term stays, we need to collect a few additional fees from you before guaranteeing this reservation. Please see below and reply here with any questions. Your guest ambassador will reply shortly and be available to assist you where needed. Additional Cleaning Fee: We do require additional cleaning fees for guests staying longer than 3 weeks. Your Guest Ambassador will coordinate the cleaning schedule for a minimum of once every 2 weeks. You can request cleanings more frequently if desired. Additional cleaning charges will be sent using a payment request or resolution request, immediately following the cleaning.
Guest Access
We offer convenient keyless door codes for self-check-in. Portoro Homes uses smart locks with check-in details provided 48 hours prior to arrival by email and text message. • Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.
Getting Around
Austin offers plenty of transportation options. Ride sharing, micro mobility, and mass transit are available everywhere. The airport is just 20 minutes away.

Please pay close attention to following the house rules. Non compliance could result in sizable fines. - All guests staying at one of our Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration. - Age restrictions apply. Reservation holder must be 25 years of age. - All guests must be included on the guest list and not exceed the maximum number stated on the listing. - Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don't hesitate to reach out to Portoro. - Known damages incurred during your stay must be reported to the property manager immediately. - Before check in, we will send you detailed directions to ensure a seamless arrival. - Check-in time is 4:00 p.m. Check-out time is 11:00 a.m. - We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night. - Some homes have cameras for external monitoring only. - Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk. - Stays over 29 days – please inquire separately for terms and conditions. - HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6% and the city requires 11%. - YOU ARE HELPING: A portion of the city hotel tax helps support Austin's musicians and related businesses. - This is a No Pets property. A daily rate fee of $150.00 will apply for violations and you may be asked to vacate the premises with no refund at the discretion of the Host. - This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

**VERY IMPORTANT - All Guests must comply with our house rules. Not doing so will require loss of deposit and possible eviction. 1. Maximum Overnight Occupancy is 2 people. Please make sure you enter the proper number of guests that will be staying in the home when booking. 2. We love our neighbors! Quiet hours are from 10 PM - 8 AM daily. No outside noise after 10:00PM 3. No Smoking. 4. Pets are not allowed. 5. Except for families with children, ALL guests must be at least 25 years of age with photo ID proof of age for each guest. 6. Third Party Bookings require additional details and approval from Portoro before booking. 7. Small Gatherings and events with non-overnight guests require pre-approval, deposit, and additional contract. 8. Guest CHECK OUT considerations will be sent the day before departure. 9. Guests are expected to follow ALL check-out instructions as listed in the House Manual, including notifying the host at the time of departure. 10. To ensure your safety and proper access to the home and all of our guest features, ALL guests are required to read the house manual upon arrival, notify Portoro with any questions. Known damages incurred during your stay (Stains and spills on linens, furniture, rugs) must be reported to the property manager immediately. Only artificial candles are allowed. No burning of natural candles inside or outside of the home. Closets and cabinets labeled as “Owner Use Only” are off-limits to guests. Please be respectful and never take items from these areas. Evidence of damage to the home will result in an additional cleaning fee of $250, plus the cost of damages to the home. Reservations made during Festivals and Conferences are non-refundable, i.e., SXSW, ACL, F-1, etc. We cannot guarantee early check-ins or late checkouts in advance. If the house happens to be ready earlier than our standard 4pm check-in time on the day of your arrival, we will message you and let you know once it's ready. Late checkouts are almost never possible. On the rare occasion that it is possible to check in early or checkout late, there will be a fee for anything outside of a one-hour window within our standard times. If your need for an early check-in or late checkout is great, your best option is to book the night prior to or after your arrival/departure.

Can't say enough about how incredible the host and this place was! Wanted to move-in the moment I got there and didn't want to leave (like, ever). Was hotel-level clean and sanitized upon arrival (take your shoes off at the front door, don't-touch-anything-until-you-soak-it-all-in type of vibes), and just the perfect spot.Neighborhood was really quiet and peaceful at night, so you can count on good sleep and the mattress, bedding, and linens are EXTRA comfortable. Great water pressure and extra clean bathroom (actually everything is spotless).Perfect balance of charm, uniqueness, and most important, light and bright, open and CLEAN!Walks around the neighborhood were great exercise and driving proximity to I-35 was great for everything (H-E-B grocery is 5 min away).You will LOVE this place. The best of ALL worlds. Completely private, no shared walls, private entrance, quiet, clean, perfect garage apartment and close to everything. Did I say CLEAN? And quiet? Say WHAT?!? Book it!
